Absorption Rates in the Local Real Estate Sales Market

Below is the Current Absorption Rates in the Local Real Estate Sales Market. Absorption rate calculates the number of months of On-Market inventory. Where there is more than 6 months of inventory, we call that a Buyer’s Market. Less than 6 months of inventory is a Seller’s Market.

 

The calculation to determine Absorption Rates is as follows: Current Inventory divided by the total number of sold properties in the last 12 months multiplied by 12.

The “North Massachusetts Avenue Improvement Study” project, started two years ago, will be presented informally to the Planning Board on January 17. PSNA members are encouraged to attend and to bring back thoughts for discussion.
